Should You Renovate Before Selling or Sell As-Is? A Central Ohio Perspective

One of the most common questions sellers ask us: should I fix up the house before listing, or just sell it as-is?
There's no universal answer — but there is a framework for thinking through it correctly.
The Case for Renovating Before You Sell
Strategic updates can meaningfully increase your sale price and reduce days on market. In Central Ohio's current market, buyers in most price ranges have options. A home that shows well commands attention; one that needs work gets mentally discounted — often by more than the actual cost of the repairs.
High-ROI updates typically include: fresh interior paint in neutral tones, updated kitchen hardware and fixtures, refreshed bathrooms (new vanity lights, mirrors, caulk), cleaned and refinished hardwood floors, and professional deep cleaning and staging.
These updates are often relatively affordable and reliably increase buyer interest and offers.
The Case for Selling As-Is
Not every situation calls for renovation. If the home needs significant structural work, a full kitchen overhaul, or major mechanical updates, you may not recoup the cost. In that case, pricing the home correctly to reflect its condition and attracting buyers who want a project may make more sense.
The as-is sale is also the right move when time is the priority — a divorce, job relocation, estate sale, or other life circumstance where speed matters more than maximizing every dollar.
How to Decide
The answer depends on the scope of work, your timeline, your available capital, and what comparable homes in your neighborhood are selling for in what condition. This is exactly the analysis a good pre-listing consultation provides.
We'll walk through the math with you — what updates cost, what they're likely to return, and what your net proceeds look like in each scenario.
The goal is always the same: the best outcome for you. Let's talk.
